A commercial property on one of Symmes Township's busiest corridors is asking for a parking variance, and the township's Board of Zoning Appeals will take up the request at a public hearing Monday, August 3.

The property at 11907 Montgomery Road is the subject of case SBZA 2026-08, according to a public notice posted by the township Wednesday, July 29. The board will hear the case at 7 p.m. at the Symmes Township Administration Building, 9323 Union Cemetery Road.

The notice does not identify the applicant or spell out what the variance would change — whether it seeks fewer parking spaces than the zoning code requires, a shared-parking arrangement, or some other configuration.

The 5,848-square-foot building at that address houses medical office space and a smaller professional-service suite of about 500 square feet. Fresh Dental currently operates out of Suite B, according to business listings for the property.

Montgomery Road through Symmes Township is a dense commercial strip. LaJaiba Restaurant sits just up the road at 11941 Montgomery Road, and First Watch operates at 11301 Montgomery Road. Both have gone before the township's Zoning Commission for outdoor dining approvals in recent years.

Symmes Township contracts with the Hamilton County Regional Planning Commission to administer its zoning code. Thomas Stahlheber, the zoning plans examiner, can be reached at 513-946-4470 for questions about the case. Bryan Snyder serves as development services administrator at 513-946-4464.

The hearing is open to the public. Residents and neighboring business owners may attend to comment before the board votes.

The BZA meets on the first Monday of each month. Case SBZA 2026-08 is the eighth zoning appeals case filed in the township this year.
